Health Center Project

Strategy

Build a community medical center serving all of West Marin by Spring 2014. We would like to keep the cost of the project to $6,800,000. We have based our cash requirements and projected cash flow on an additional 15% for unforeseen contingencies. We will attempt to raise sufficient funds to pay for this entire amount with cash so that our rents could be structured to cover only on-going costs and reserves ($1.00 – $1.20/sq ft)





Steps to Completion

By the end of this Phase:

Secure $100,000 in preliminary funding

Hire project manager

Complete feasibility study

Complete needs assessment

Make informed decision to proceed (or not)

By the end of 2011:

Secure a commitment for the land from the County of Marin and
address zoning issues

Obtain good faith assurances from funders of 50% of total project costs

Obtain binding commitments or actual funding of $1,500,000

Verify septic capacity
 
Select architectural firm and begin design

Design and begin capital campaign

By the end of 2012

complete all design, engineering, septic, site permits and begin construction

By end of 2013

Complete fundraising and basic construction.

By spring of 2014

Complete landscaping, interior finishing
